April 2014 Meeting Minutes

ATTENDEES: Laura Hatford, Judy Elliott, Ron Hahn, Dave Kwiatkowski,

Bob Smith, Don Guske, Ivone Palus, Steve Hodges, Cheri Aleksic, Yolla Blair, and Sharon Moore.

 

GUESTS: Town Manager Bob Volkmann, Code Enforcement Officer Juanita Peters, Dennis Mysliwy, and Elizabeth  Sengupta.

  • TOWN VISITORS
  • President Hodges thanked Code Enforcement Officer Peters for her continued efforts and support of our subdivision.
  • Officer Peters stated that foreclosures will be a continuous problem in this area for the next 2 years.
  • Residence at 8485 Pine Island Dr. contains extensive mold and is filled with trash. The town will be removing the trash and then demolish it. This will occur when the town gains possession of the home.
  • Officer Peters will contact the bank  with regards to the disrepair at 8807 Mathews.
  • Officer Peters does notify homeowners of potential help from various county organizations.
  • All vehicles must be parked on paved surfaces.
  • Lance Developers are interested in developing single family homes at 91st and Burr.  Survey work has not been completed due to the snow.
  • Doug Rettig of Land Technologies has assisted the association with our flooding issues and is participating in the study session of this development. President Hodges has invited Mr. Rettig to our next board meeting.
  • The tentative plan is to create a detention pond and put in a 12in. pipe to control water flow from nearby homes.
  • Town manager Volkmann stated that homeowners near the possible development will be invited to the next Planning Commission Meeting. Mr. Volkmann will send Judy Elliott the meeting’s agenda which can be posted on the website.
  • Curb and pavement assessments for repair will take place soon.

ACTION: President Hodges to invite homeowner Robert Eder to next month’s meeting.

 

  • COMMITTEES

Creek Erosion Problem

  • President Hodges and Don Guske presented the Cherry Creek Nursery quote to Mrs. Kabil and she has agreed to accept it.
  • President Hodges made a motion to accept the bid and sign off on it to move the project forward, Dave Kwiatkowski seconded the motion. Motion passed unanimously.
  • Dennis Mysliwy expressed concern that other homeowners will claim needing assistance with erosion on their property. This is a restoration project to re-establish the easement and protect utilities.

ACTION: President Hodges to contact Cherry Creek Nursery. (Complete by 5-19-2014.)

 

  • MINUTES FROM MARCH 17, 2014 BOARD MEETING
  • Page 3 paragraph 2, correct address is 5182 W. 87th Ln.
  • Vice President Palus made a motion to accept the minutes with the above amendment, Don Guske seconded the motion. Motion passed unanimously.

 

  • TREASURER’S REPORT FOR MARCH 2014
  • 9 OUT OF 22 homeowners have responded to the final assessment  notice. At the end of April, our attorney will be sending out notification of  lien on properties.
  • Karen Robbins is the individual who completes our tax forms.
  • Don Guske made a motion to accept the treasurer’s report and Vice President Palus seconded the motion. Motion passed unanimously.

 

  • COMMITTEES

Commons Area/ Landscape

ACTION: Bob Smith to contact Season’s Landscaping to set up a Saturday date for a walk around. Board members will be notified of the date.(Complete ASAP).

 

Ponds

  • Ron Hahn and Don Guske  did a walk around the ponds and reported not seeing any fish kill. No blockage noted in ditch by bike path.
  • Dave Kwiatkowski agreed to be the contact person for the algae treatment schedule.

 

Playgrounds

  • Don Guske and Ron Hahn removed graffiti from north commons playground. They were thanked for their time and efforts.
  • Janice Orlich has been advised by her lawyer not to enter into a contract with the association due to liability.
  • President Hodges asked her for a recommendation but she has not responded to his email.

ACTION: Committee members will contact Schererville Parks Director John Novacich and offer him a waiver of liability to do inspection of our playgrounds. (Complete by 5-19-2014.)

Special Events

  • SPD and SFD have been contacted with regards to date of Kiddie Parade and Cheri Aleksic is waiting to hear back from them.
  • Children will assemble at 10:45 and parade will start at 11:00.
  • Cheri Aleksic will ask CiCi’s  for a food donation.

ACTION: Committee members will meet to further discuss details of Kiddie Parade.(Complete by 5-19-2014.)
