March 2014 Meeting Minutes

ATTENDEES: Yolla Blair, Laura Hatford, Sharon Moore, Ron Hahn,

Judy Elliott, Bob Smith, Don Guske, Ivone Palus, Steve Hodges, Cheri Aleksic, and John Brock. Dave Kwiatkowski provided his proxy to President Hodges.

 

GUESTS: Bob Van Baren, Elizabeth Sengupta, Joe Thiel, Dennis Mysliwy,

Jay D’Angelo, Robert Eder, and Gregory Dimos.

  • COMMITTEES

Creek Erosion Problem

  • Bob Van Baren of Cherry Creek Nursery was able to inspect the area and quoted a price of $14, 940. He also quoted an additional price of $3,240 if we chose to have an aggressive plant planted on the slope for stabilization.
  • Creating a berm would be used to direct the water to a 12 inch pipe that would have 2 rebars to keep out children, branches, and leaves.
  • Unilock will be used 4-6 feet from the base up the slope. Topsoil will be added with mulch on top.

ACTION: President Hodges will present the proposal to Mrs. Kabil. (Complete by 4-21-2014)

 

  • MINUTES FROM FEBRUARY 17,2014 BOARD MEETING
  • Vice President Palus made a motion to accept the minutes and Bob Smith seconded the motion. Motion passed unanimously.

 

  • TREASURER’S REPORT FOR FEBRUARY  2014
  • The old checking account has $215.45. These funds will be transferred and the account closed.
  • There were 58 unpaid assessments when the second notice was sent out. As of March 16th, 28 are unpaid.
  • Treasurer Brock believes sending a third notice would be beneficial prior to having our lawyer get involved.
  • Secretary Blair made a motion to accept the treasurer’s report and Vice President Palus seconded the motion. Motion passed unanimously.

 

  • COMMITTEES

Commons Area/ Landscape

  • A date for the spring walk around will be set when the weather is feasible.

 

Ponds

  • The annual treatment will be completed in July or August.

 

Playgrounds

  • Janice Orlich is checking with her lawyer with regards to her liability since we are a private entity and she usually certifies public parks.

 

ARC

  • No new business.

 

Compliance (Homeowner’s issues/Problems)

  • No new business.

 

PIRCA Newsletter

  • Name and address of homeowners has been updated.
  • The next newsletter will be sent out in June.

 

PIRCA Website

  • June 14th is the date for the Kiddie Parade.

ACTION: Time and details of Kiddie Parade to be provided for website. (Complete by 4-21-2014)

 

  • OLD BUSINESS
  • No new business.

 

  • NEW BUSINESS
  • Homeowner Robert Eder expressed his concern to the Board with regards to possible housing development at the corner of 91st and Burr. The concern is possibility of more flooding on his property and his neighbors. It was noted that the engineer of that project has previously done an assessment of our flooding issues.

ACTION: President Hodges will invite Town Manager Volkmann to our next board meeting to answer questions. Councilman Troxell will also be contacted and made aware of our homeowner’s concerns.

 

  • Homeowner Jay D’Angelo stated that the residence next door,

8485 Pine Island Dr., has been abandoned and wanted to know what could be done. He has been doing some upkeep of the yard. The residence at 5166 W. 87th Lane also has been abandoned.

ACTION: Treasurer  Brock to check on both homes status. Code enforcement officer will be  notified. (Complete by 4-21-2014)

  • Vice President Palus made a motion to adjourn, and Ron Hahn seconded the motion. Motion passed unanimously. Meeting adjourned at 8:04 p.m.
