2016 January Meeting Minutes

PINE ISLAND RIDGE COMMUNITY ASSOCIATION
MONTHLY BOARD MEETING
JANUARY 18, 2016
ATTENDEES: Ivone Palus, Yolla Blair, Cindy Ferrini, Sharon Moore, Elizabeth Sengupta, Ron
Hahn, Juris Jauntirans, Neal Kostelyk, Rich Foreman, Judy Elliott, Dave Kwiatkowski, Vera Lippie, Marc Zubeck, Mike Pocius. Homeowners present were Joshua Lawrence, Phyllis Foreman, Karen Danko. Town guest present: Bob Volkman. A proxy was received from Bob Smith.

➢ TOWN VISITORS
Bob Volkman reported the following:
• Stop sign installed at Burr St. and 91st.
• ARC Committee member Ron Hahn ask town representative Bob Volkman about
variance set back. Also, no permit was issued for playground at 4866 84th
Terrace.
• ARC committee and town to cooperate with permit requests. Ivone Palus to send
formal letter to town.

➢ MINUTES FROM DECEMBER 21ST, 2015 BOARD MEETING
• Rich Foreman made a motion to accept the minutes and Yolla Blair seconded the
motion. Motion passed unanimously.
➢ TREASURER’S REPORT FOR JANUARY 2016
• 2016 assessments are mailed, but were mailed late. Late fees will be allowed to lapse for 2 weeks.
• 18 assessments are not paid. 7 are late for multiple years.
ACTION: Find out which homes are in bankruptcy.
• No new homeowners last month.
• 1 refinance.
• Swartz Retson financial review completed.
• Profit and loss for the month shows a negative.
• Treasurer Pocius reports 4 accounts are now combined into 3 accounts. 90 cents
of one account was interest.
• Judy Elliott – the reason we have 2 separate accounts is to accumulate more interest.
• Treasurer Pocius requests information about Shady Brook, which was a landscaping company that was issued a check that has not been cashed.
ACTION: Consult with attorney to see how long the company has to cash this check.
• Ron Hahn made a motion to accept the treasurer’s report and Neal Kostelyk seconded the motion. Motion passed unanimously.

➢ COMMITTEES
Commons area/Landscaping
• Sharon Moore – 52 trees done, $26,000.00 spent for tree removal up to this point.
$200.00 spent for emergency services for one tree at playground. 40 trees are left
to remove at an estimate of $20,000.00.
• Treasurer Pocius – Tree removal is paid for through Centier savings reserve.
$5000.00 is allocated every year.
• Twin Lakes – the bushes that were replaced last fall will be checked in the Spring.

Ponds
• February meeting board to decide if we are going with Aquatics or Seasons.

Playground
• No new business.

ARC
. Variance on playground on 84th Terrace still being researched.
. Meeting on the 26th with attorney.
. Homeowner has fence made out of logs from ash trees that were removed. The homeowner is working on removal of logs from property. The town has no issue with this.
. Ron Hahn is relinquishing duties as Chairman of ARC. Juris Jauntirans will take over as Chairman.

Compliance (Homeowner’s issues/problems)
• Trash cans are being left out in the open.
ACTION: This is a town ordinance issue.
. Cars are covered with tarps.
ACTION: Sharon Moore checked and this is permitted.

Communications
• No new homeowners.
• The next newsletter should be published in the Spring, by April.
• PIRCA website, Dave to update pages.

Special Events
• No new business.

➢ OLD BUSINESS
• No business.

➢ NEW BUSINESS
• Empty house on Matthews. Chase Bank owns home.
ACTION: Check with Chase Bank to see status on home.
. House on 85th Lane, compliance issues.

➢ NEXT BOARD MEETING
• February 15, 2016- 7:00pm at Rosati’s.

➢ ADJOURN
• Rich Foreman made a motion to adjourn the meeting and Neal Kostelyk seconded
the motion. Motion passed unanimously. Meeting adjourned at 7:43 pm.
