2017 December Meeting Minutes

PINE ISLAND RIDGE COMMUNITY ASSOCIATION
MONTHLY MEETING
DECEMBER 18, 2017


ATTENDANCE: Jeff Kwolek, Yolla Blair, Jim Onik, Joshua Lawrence, Bob Smith,
Elizabeth Sengupta and Cheri Aleksic. Mr. Lawrence received proxies from Rich Mulder and Neal Kostelyk.

NO TOWN VISITORS

MINUTES FROM NOVEMBER 20, 2017 MEETING
• Mr. Onik made a motion to accept the minutes and Mr. Lawrence seconded the motion. Motion passed unanimously with Mrs. Sengupta abstaining from the vote.

TREASURER’S REPORT
• There was an automatic payment of $67.48 to NIPSCO.
• Invoice from Clemon’s received for removal of tree in common area by 8803 Durbin Ct. Mr. Kwolek made a motion to pay the bill and Mrs. Sengupta seconded the motion. Motion passed unanimously.
• Line item lawn care is over budget by $1,950. The difference is made up by using monies from tree trimming.
• The association’s attorney has sent out delinquency letters.
• Received $97 from our previous attorney for home at 8807 Mathews but reason for this amount is unknown. Mr. Onik has tried to find out what this check is for but has currently been unsuccessful.
• Mrs. Aleksic mad a motion to accept the treasurer’s report and Mr. Smith seconded the motion. Motion passed unanimously.

COMMON AREAS AND LANDSCAPING
• The tree in the common area by 8803 Durbin Ct. has been removed.

PONDS
• An estimate has been received by Lake and Pond Biologists. Mr. Smith and Mr. Onik will compare this estimate with our current contract with Aquatic Weed Control.
• Board will look further into what can be done to maintain the ponds. Items to be considered are rational for blue dye, cost of operation, how often dye is added and if any effect of dye on fish.
• Mrs. Aleksic has spoken to animal control and other organizations with regards to the ducks that are being released into Timber Leaf pond. There is nothing that they can do at this time. The Board is in agreement that this should be discouraged and will be posted in the next newsletter.
• Beavers have been removed from watershed area across from Tree branch pond and needs to be cleaned of debris and garbage at springtime.
• The peninsula at Tree Branch pond appears to be extending.

COMMUNICATION
• The next newsletter will include a reminder for homeowners that assessments have been mailed and if they have not received theirs then they should contact Mr. Onik.

COMPLIANCE
• Mr. Lawrence received a phone call from a homeowner concerned that his neighbor’s home was turning into a “flop” house with several individuals living there. The homeowner was instructed to call code enforcement.

ADJOURN
• Mrs. Blair made a motion to adjourn the meeting and Mr. Smith seconded the motion. Motion passed unanimously. Meeting adjourned at 7:54pm
• The next monthly board meeting is January 15, 2018- 7:00pm at Rosati’s.
