PINE ISLAND RIDGE COMMUNITY ASSOCIATION

MONTHLY BOARD MEETING
APRIL 20, 2026

ATTENDANCE: Yolla Blair, Shawn Taber, Joshua Lawrence, Jim Onik, Bryan Schuch,
and Kelly Carrington.
HOMEOWNERS: John and Karen Brock
MONTHLY MINUTES FROM MARCH 16, 2026
● They were not completed and will be reviewed at the next monthly meeting.
TREASURER’S REPORT FOR APRIL 2026
● The following bills have been paid: Aquatic Weed Control $1,685.25 (first half
payment), Google $8.40, NIPSCO $92.96 (4/9/2026), NIPSCO $109.67
(4/13/2026), RES LLC $75.12 (circuit breaker), Austgen, Kuiper $75.00, postage
for violation letters $13.20 and $10.48.
● Fifty-nine late notices will be mailed next week with a $25.00 late fee added.
● Mr. Schuch made a motion to accept the treasurer’s report and Mr. Lawrence
seconded the motion. The motion passed unanimously.
PONDS
● There is possibly a collapse of the culvert at Timber Leaf pond and Schereville
Public Works will be addressing the issue.
● A new circuit breaker has been ordered for the electrical box at Timber Leaf
pond.
● The wooden bench at Timber Leaf pond appears to be broken. It wil be checked
to see if the wooden planks can be replaced otherwise the entirety of it will be
removed.
COMMON AREAS AND LANDSCAPING
● A homeowner has inquired about getting approval to plant flowers near the
signage at the entrances.
● Town Councilman Johnson has suggested having a community garden for the
triangular piece of land north of 91st.
● Beary Landscaping has submitted an invoice but will verify work before paying it.
● There is an access path on Durbin Ln that has become overgrown and a
homeowner has been burning a path through it. Mr. Onik will contact our lawn
service to ask if they are able to clear the area. The area is south of 8662

Mathew St. and 8681 Durbin Ln and north of 8674 Mathew St. and 8693 Durbin
Ln.
● The split rail fence at the northwest entrance by 5053 W. 87th Ln needs to be
replaced.
● Mrs. Carrington will be checking on the status of the bridges in the subdivision.
● Mr. Onik made a motion to apply rubber mulching to the flower beds and Mr.
Schuch seconded the motion. Mrs. Blair voted yes. Mr. Lawrence, Mr. Taber, Mr.
Schuch and Mrs. Carrington voted no. Motion did not pass.
COMPLIANCE
● Mrs. Carrington has met with Code Enforcement Officer Sam DeCero with
regards to dealing with unregistered and inoperable vehicles in driveways.
● Mrs. Carrington will be checking on fence violations.
ARC
● No new business.
OLD BUSINESS
● The homeowner inquiring about purchasing a section of common area behind his
home has had a survey completed and is offering $2,500.00 for its purchase. The
area measures 139 ft x 50 ft and comes to approximately 1/10 of an acre. The
surveyor also recommended having storm water remediation to alleviate any
drainage issue.
● Mrs. Carrington made a motion to speak with our attorney about fair market value
and clarify what the homeowner has completed and how to proceed.
Mr. Lawrence seconded the motion and the motion passed with Mr. Onik
abstained.
NEW BUSINESS
● No business to discuss.
OPEN FORUM
● Mr. Brock recommended the bylaws and covenants be amended to clarify the
conveying of common ground to any individual.
● Mr. Brock expressed that from his experience there are usually 2 appraisals
given.
● It was also suggested that maybe the land behind the homeowner who wants to
purchase a section of common area can instead be leased with restrictions.
ADJOURN

● Mrs. Blair made a motion to adjourn and Mr. Taber seconded the motion. The
motion passed unanimously. The meeting adjourned at 8:17pm.
● The next monthly meeting is May 18, 2026- 7:00pm at Rosati’s.
