MONTHLY BOARD MEETING
MARCH 17, 2025
ATTENDANCE: Yolla Blair, Jim Onik, Joshua Lawrence, Shawn Taber, and Thomas Wolfe.
VISITORS: Michael Blair and Linda Stark
MONTHLY MINUTES FROM FEBRUARY 17, 2025
- Mr. Onik made a motion to accept the minutes, and Mrs. Blair seconded the motion. The motion passed unanimously.
TREASURER REPORT MARCH 2025
- The following bills have been paid: NIPSCO $128.95, Google $7.20, State Farm Insurance $90.00 (fidelity bond) and Flanagin’s Bulk Mail Service $194.23 (159 late notices).
- Eighty-eight percent of homeowner assessment fees have been collected.
- The secondary reserve account has been terminated, and those funds are now in the main account.
- Mr. Lawrence made a motion to accept the treasurer’s report and Mrs. Blair seconded the motion. The motion passed unanimously.
PONDS
- Mr. Lawrence will be speaking with Aquatic Weed Control with regard to checking the light system on the fountains.
- There is no obstruction at the first pond.
COMMON AREAS AND LANDSCAPING
- Lawn care will begin in April. Forever Green will be fertilizing around the ponds.
COMPLIANCE
- The property management company has been given the fine schedule and list of addresses.
- Mr. Lawrence will be accompanying a representative from the property management company to tour the subdivision. Mr. Wolfe has volunteered to accompany them.
- Mr. Wolfe reports there have been complaints about a home on Durbin Lane with an unregistered vehicle and a downed fence.
- A complaint has been received about the large skeleton figure in the front yard of the home by the south entrance.
- A homeowner has complained about continuous noise from their neighbor’s property.
- They have been told to initially try to speak to their neighbor, and if that does not resolve the issue, then contact the police. The board will intervene only if the first two suggestions do not resolve the issue.
COMMUNICATIONS
- The fine schedule is to be reviewed annually.
- The bylaws need to be reviewed because they are outdated.
ARC
- Approvals have been given for pool replacement and sun room addition.
OLD BUSINESS
- No business to discuss.
NEW BUSINESS
- Eric Waligora has resigned from the board, and we thank him for his time and efforts while he was on the board.
- The spring walk-around will take place March 29th at 2:00 pm, weather permitting.
OPEN DISCUSSION
- Mr. Taber is having a pest control company spray his property for mosquito control. He stated the company offered to spray other areas in the subdivision as a training session for their employees.
- Suggestions for other areas are needed.
- Mrs. Stark has asked if there are guidelines for parking cars on the street. There is nothing in the bylaws, but the town does not allow unregistered vehicles to be parked on the street, and they cannot be parked on the street for more than 24 hours.
ADJOURN
- Mr. Wolfe made a motion to adjourn the meeting, and Mr. Taber seconded the motion. The motion passed unanimously. The meeting adjourned at 7:28 pm.
- The next meeting will be held on April 21, 2025, at 7:00 pm at Rosati’s.
