PINE ISLAND RIDGE COMMUNITY ASSOCIATION

MONTHLY BOARD MEETING
APRIL 21, 2025

ATTENDANCE: Yolla Blair, Joshua Lawrence, and Jim Onik. Thomas Wolfe has given his proxy vote to Mr. Lawrence.

NO TOWN VISITORS

MONTHLY BOARD MINUTES FROM MARCH 17, 2025

  • Mr. Onik made a motion to accept the minutes, and Mr. Lawrence seconded the motion. The Motion passed unanimously.

TREASURER REPORT APRIL 2025

  • The following bills have been paid: NIPSCO $492.07, Google $7.20, Danny Gutierrez $325.00 (tree trimming at Timberleaf Pond), Flanagin’s Mail Service is $73.99 (59 late notices), and Lake County Treasurer $403.92 (wastewater tax). The Town of Schererville has instituted a new wastewater tax, which the HOA must pay for the common areas.
  • There are thirty-eight unpaid assessments that have been turned over to our attorney.
  • Mr. Lawrence made a motion to accept the treasurer’s report and Mrs. Blair seconded the motion.

PONDS

  • The fountain at Timber Leaf pond has not been operating. The board is waiting to receive a key for the electrical box to reset the timer.
  • Derek Brownewell, a resident in the subdivision, has again offered to stock the ponds with fish at a cost of $620.80. Mr. Lawrence made a motion to fund the stocking of the ponds, and Mr. Onik seconded the motion. The motion passed unanimously.

COMMON AREAS AND LANDSCAPING

  • Suburban Landscaping has completed its first cutting of the season. Grass in the rip rap area needs to be removed. Mr. Onik will check if Suburban Landscaping or Forever Green is responsible.

COMPLIANCE

  • Mr. Onik stated he knew of an individual who was interested in performing the necessary steps to enforce the covenants and bylaws of the HOA. Concerns were expressed about the individual’s availability and inexperience.
  • Mr. Lawrence has contacted 1st American Management Co., which was the original choice. Mr. Lawrence has asked the board to look over the contract and make a list of concerns, and it will then be forwarded to our attorney. Mr. Lawrence made a motion that if there are no outstanding issues, then the contract will be signed. Mrs. Blair seconded the motion. Mr. Onik opposed the motion. Motion passed.

COMMUNICATION

  • On our Facebook page, the subdivision garage sale has been posted for May 24th.
  • Mr. Lawrence has been notified that our website needs to be upgraded to WordPress; otherwise, there will be a $5.00 maintenance fee.

ARC

  • A metal shed requested by a homeowner has been denied.

OLD BUSINESS

  • No business to discuss.

NEW BUSINESS

  • No business to discuss.

ADJOURNMENT

  • Mrs. Blair made a motion to adjourn the meeting, and Mr. Lawrence seconded the motion. The motion passed unanimously.
  • The next monthly meeting is May 19, 2025, at 7:00 pm at Rosati’s.
