PINE ISLAND RIDGE COMMUNITY ASSOCIATION

MONTHLY BOARD MEETING

MAY 19, 2025

ATTENDANCE: Jim Onik, Yolla Blair, Joshua Lawrence and Thomas Wolfe.

TOWN VISITOR: Town Councilman Caleb Johnson

MONTHLY BOARD MEETING APRIL 20, 2025

  • Mr. Onik made a motion to accept the minutes, and Mr. Wolfe seconded the motion. Motion passed unanimously.

TREASURER’S REPORT MAY 2025

  • The following bills have been paid: NIPSCO $380.13, Google $7.20, Austgen,Kuiper $62.50 (discuss wastewater tax), Jim Onik $49.20 (stamps and duplicate keys for second fountain) and Eric Street $300.00 (removal of fallen tree).
  • There are thirty-two unpaid assessments, and they have been forwarded to our attorney for collection.
  • Mr. Wolfe made a motion to accept the treasurer’s report and

Mr. Lawrence seconded the motion. Motion passed unanimously.

PONDS

  • Waiting for a quote for stocking fish in Twin Lakes pond.
  • Battery backup for fountain to be replaced.

COMMON AREAS AND LANDSCAPING

  • The northern entrance to the subdivision and the common area between 4987 and 5005 W. 89th Pl. were not being mowed, and Suburban Landscaping was notified.
  • Suburban Landscaping will be asked if they do tree trimming and if so then will ask for a proposal from them.
  • Mr. Onik removed graffiti in the south playground.

COMPLIANCE

  • A homeowner complained to Mr. Lawrence that he felt he was being harassed by the Schererville Code Enforcement Officer over a shrub growing near the street and obstructing its view. Mr. Lawrence encouraged the homeowner to continue having an open conversation with the town official.

COMMUNICATIONS

  • Subdivision garage sale signs have been posted and homeowners who provided their email were provided with additional information.

ARC

  • Mr. Lawrence will clarify with the town that approval is not needed from PIRCA when homeowners are replacing existing items on their property.

OLD BUSINESS   

  • Mr. Lawrence has been in contact with 1st American Management Co. to work out a contract that suits the subdivision’s needs.
  • Mr. Onik has been in contact with an individual who is interested in being a manager for PIRCA but there is concern that he does not have enough experience in the services we need.
  • Mr. Lawrence made a motion to approve the contract from 1st American Management Co. and Mr. Wolfe seconded the motion. Motion passed with a no vote from Mr. Onik.

NEW BUSINESS

  • No new business.

OPEN DISCUSSION

  • Mr. Johnson stated he was purchasing the pond behind Twin Lakes pond and was asking for clarification that PIRCA does not own that pond.

ADJOURN

  • Mrs. Blair made a motion to adjourn, and Mr. Lawrence seconded the motion. Motion passed unanimously. Meeting adjourned 7:43pm
  • The next monthly meeting is June 16, 2025- 7:00 pm at Rosati’s.
