MONTHLY MEETING MINUTES
NOVEMBER 17,2025

ATTENDANCE: Yolla Blair, Bryan Schuch, Shaun Taber, Josh Lawrence, and Jim Onik.
Thomas Wolfe has given his proxy vote to Mr. Lawrence.

NO TOWN VISITORS
MONTHLY BOARD MINUTES FROM OCTOBER 20, 2025
● Mr. Schuch made a motion to accept the minutes and Mr. Lawrence seconded
the motion. The motion passed unanimously.
TREASURER’S REPORT NOVEMBER 2025
● The following bills have been paid: NIPSCO $758.72, Google $8.40, Josh
Lawrence $60.00 (WordPress issue), Beary Landscape $3,487.50, Austgen,
Kuiper $75.00 (Lot 64 foreclosure).
● Mrs. Blair made a motion to accept the treasurer’s report and Mr. Taber
seconded the motion. The motion passed unanimously.
PONDS
● The fountains have been removed from both ponds for the winter.
● There has been an issue in the past with regards to the dim lighting on the
fountains and the cause may be due to algae growth.
● Resident Derek Brownewell sent photos to Mr. Lawrence to verify stocking of fish
in the ponds.
COMMON AREAS AND LANDSCAPING
● A renewal contract has been submitted by Beary Landscape and includes no
grass cutting more than 1x/week during dry periods in the summer. Mr. Onik
suggested adding an addendum with regards to the amount of cuttings in
November.
● Mr. Onik will ask Beary Landscape for a quote to reposition/repair playground
edging and apply pea gravel to the area in the south playground.
● Rubber mulching is being considered around the entrance signs.

COMPLIANCE
● It will be posted on our website that leaves are not to be placed along the curb in
the street.
● Mr. Schuch will contact Schererville Public Works to find out if they are able to
come through the subdivision more than once during the week for leaf pick up.
COMMUNICATION
● Mr. Lawrence will show Mr. Onik how to post the meeting minutes to the PIRCA
website.
● A reservation for the meeting room at the Schererville Town Hall has been made
for October 20, 2026.
ARC
● Further information is needed from a homeowner with regards to putting up a
fence.
OLD BUSINESS
● Mr. Onik is waiting to hear back from McMahon Accounting about doing an audit.
● Mr. Schuch has spoken with 1st American Property Management and they are
not interested in just providing assistance with enforcing covenants/bylaws.
● Mr. Schuch will attempt to contact other property management companies to see
if they would be interested in just assisting with hiring vendors and enforcing
covenants/bylaws.
NEW BUSINESS
● Mrs. Blair made a motion to accept Shaun Taber as Vice President and Mr.
Schuch seconded the motion. The motion passed unanimously. The board
members are as follows: President Joshua Lawrence Vice President Shaun
Taber
Treasurer Jim Onik Secretary Yolla Blair
OPEN FORUM
● Mrs. Hojnacki asked for clarification on the bylaw with regards to commercial
vehicles being parked in driveways and chainlink fences.
● Golf carts are not allowed in the playgrounds.
ADJOURN
● Mr. Schuch made a motion to adjourn and Mr. Onik seconded the motion. The
motion passed unanimously. The meeting adjourned at 7:54pm.
● The next monthly meeting is December 15, 2025- 7:00pm at Rosati’s.
