PINE ISLAND RIDGE COMMUNITY ASSOCIATION

MONTHLY BOARD MEETING
OCTOBER 21, 2025

ATTENDANCE: Yolla Blair, Thomas Wolfe, Jim Onik, Joshua Lawrence and Bryan
Schuch.

NO TOWN VISITORS

MEETING MINUTES FROM SEPTEMBER 15, 2025
● Mr. Wolfe made a motion to accept the minutes and Mr. Lawrence seconded the
motion. The motion passed unanimously.

TREASURER’S REPORT FOR OCTOBER 2025
● The following bills have been paid: NIPSCO $1,124.84, Google $8.40, CR
Publications $110.00 (printed newsletter), Flanagin’s $133.65 (mailed
newsletters), Jim Onik $23.40 (postage), Austgen, Kuiper $2,731.02 (filings in
court for nonpayments), Joshua Lawrence $175.90 (website renewal), Shaun
Taber $299.53 (playground mats), and Beary Landscaping $3487.50 (October).
● Austgen,Kuiper collected $75.00.
● Mrs. Blair made a motion to accept the treasurer’s report and Mr. Wolfe
seconded the motion. The motion passed unanimously.

PONDS
● No issues to discuss.

COMMON AREAS AND LANDSCAPING
● Mr. Onik was asked to obtain quotes from our lawncare company with regards to
performing other tasks ie. mulching.
● Mr. Lawrence would like to find out if it would be more advantageous for us to
allow growth between the rocks and trim it around the ponds.

COMPLIANCE
● The camper parked in the driveway has been removed.

COMMUNICATIONS
● The new website has been completed. Mr. Onik will continue with downloading
the meeting minutes to our website.

ARC
● No new business.

OLD BUSINESS
● Mr. Schuch continues to communicate with 1st American Property Management
and will attempt to reach out to other property management companies who
would be able to accommodate our needs.
● Mr. Onik will contact our accountant with regards to having an audit completed.

NEW BUSINESS
● Mr. Onik’s personal phone number will be the only number listed on our website
so that realtors can contact him as needed.

ADJOURN
● Mr. Lawrence made a motion to adjourn and Mr. Schuch seconded the motion.
The motion passed unanimously. The meeting adjourned at 6:57pm.
● The next monthly meeting is November 17, 2025- 7:00pm at Rosati’s.
