PINE ISLAND RIDGE COMMUNITY ASSOCIATION

MONTHLY BOARD MEETING
SEPTEMBER 15, 2025

ATTENDANCE: Yolla Blair, Shaun Taber, Joshua Lawrence, Jim Onik, Bryan Schuch,
and Tom Wolfe.
HOMEOWNERS: Dan Collier, Wendy Bohl, Brenda McGillen, Phyllis Foreman,
Vera and Bob Lippie, Karolina Dragellde, Ray and Nancy Gasiorowski, Jeff Kwolek,
Paul Jacobs, Alena Kobus, Damian Murks, Dave Kwiatkowski, Jason Wisniewski,
Michael and Kelly Carrington, Veronica and Steven Baity, and Jeff Koehler.
TOWN VISITOR: Town Councilman Caleb Johnson
MEETING MINUTES FROM AUGUST 18, 2025
● Mr. Schuch made a motion to accept the minutes and Mr. Lawrence seconded
the motion. The motion passed unanimously.
TREASURER’S REPORT FOR SEPTEMBER 2025
● The following bills have been paid: NIPSCO $977.75, Aquatic Weed Control
$1,685.25, Austgen,Kuiper $100.00, Lot 414 $130.00 (duplicate payment), Beary
Landscape $3,487.50 (August), and Beary Landscape $3,487.50 (Sept).
● Austgen, Kuiper collected $410.26. They also delivered a $255.00 check of
which $100.00 was their fee.
● Mrs. Blair made a motion to accept the treasurer’s report and Mr. Wolfe
seconded the motion.
PONDS
● Mr. Onik will contact Beary Landscape with regards to a path on Durbin Ln. that
needs to be cut.

COMMON AREAS AND LANDSCAPING
● Mr. Onik repaired the bench in the south commons area.
● Mr. Taber has placed the rubber mats by the swings and slides in the south
playground. The barriers have not been replaced because an exact number is
needed.

● Mr. Taber made the suggestion to bring in the barriers by approximately 2 feet.
Mr. Lawrence made a motion to replace broken barriers and reset them by
redistributing the rubber mulch and Mr. Taber seconded the motion. The motion
passed unanimously. Mr. Taber will contact Beary Landscape and another
company to get a quote.
● Mr. Schuch was unable to obtain funding from any foundations because PIRCA
does not meet any of their criteria.

COMPLIANCE
● No new business.

COMMUNICATIONS
● Mr. Lawrence has requested that board members look over the new website to
see if any other revisions need to be completed.
● Mr. Onik is working on the newsletter.

ARC
● No new business.

OLD BUSINESS
● Mr. Lawrence went through the timeline starting in August 2024 when a motion
was carried to sign an agreement with a property management company. 1st
American Property Management was the original first choice but Mr. Onik was
able to locate another company that was lower in price and would be paid
monthly. That company eventually declined because they were unable to
accommodate PIRCA because of issues with staffing. In 4/2025 a motion was
passed to sign the agreement with 1st American Property Management Co. They
requested access to our bank accounts so as to have full transparency. Mr. Onik
set up a second account for the property management company but states they
want access to all of our accounts. Further movement on the contract has been
stalled due to some board members being hesitant about allowing them access
to our accounts.
● Mr. Wolfe stated the will of the board should be implemented. Mr. Taber had
asked if the property management company can only be viewers of our accounts
and Mr. Onik stated no.

● Mr. Lawrence made a motion to have Mr. Schuch be the liaison between the
property management company and the board and Mr. Taber seconded the
motion. Mr. Wolfe asked for there to be clarification on access to our bank
accounts and if they will be preparing our taxes in the future. Motion passed with
one nay vote by Mr. Onik.

NEW BUSINESS
● The annual meeting is October 21st – 7:00pm at the Schererville Town Hall.

PUBLIC COMMENT
● Mrs. McGillen stated that she was disappointed about finding out about the
property management company through the Next Door App. She is concerned
about privacy issues.
● Homeowners were reassured that Mr. Onik would continue on as treasurer and
the board would have the final say on what gets done and paid for.
● Mrs. Lippie asked if the company has the right to sell our information to other
companies and Mr. Lawrence stated he would ask them.
● The property management company would be expected to provide a monthly
briefing for the board
● Code enforcement would still be an option for those who call.
● Homeowner Kelly Carrington has volunteered to be on the board. Mr. Lawrence
made a motion to accept her nomination and Mr. Schuch seconded the motion.
The motion passed unanimously.

● Mr.Lawrence made a motion to adjourn and Mr. Schuch seconded the motion.
The motion passed unanimously. Meeting adjourned at 8:56pm
● The next monthly board meeting is October 20, 2025- 7:00 pm at Rosati’s.
