PINE ISLAND RIDGE COMMUNITY ASSOCIATION

MONTHLY MEETING MINUTES
JANUARY 19, 2026

ATTENDANCE: Yolla Blair, Jim Onik, Shaun Taber and Kelly Carrington.
Joshua Lawrence gave his proxy vote to Yolla Blair and Bryan Schuch gave his proxy
vote to Shaun Taber.
HOMEOWNERS: Bo DePaoli and Michael Yachinich.
MEETING MINUTES FROM DECEMBER 15, 2025
● Mr. Onik made a motion to accept the minutes and Mrs. Blair seconded the
motion. The motion passed unanimously.
TREASURER’S REPORT JANUARY 2026
● The following bills have been paid: NIPSCO $699.28 and Google $8.40.
● 44% of assessments have been collected.
● Mr. Taber made a motion to accept the report and Mrs. Blair seconded the
motion. The motion passed unanimously.
PONDS
● It was brought to the attention of the board through a homeowner’s email that
when we had heavy rainfall the electrical box at Timber Leaf pond was
underwater. Mr. Taber suggested contacting NIPSCO because they are able to
place a preventative barrier around it.
COMMON AREAS AND LANDSCAPING
● Mr. Taber will attempt to contact Josh’s Landscaping (219-671-3912) to get a
lawncare quote which would include replacing/repairing the panels around the
playground equipment and adding mulch. Mr. Taber has requested from Mr. Onik
the three parcel numbers which are areas that are not mowed.
● Mr. Onik is still attempting to contact and get a quote from the homeowner in our
subdivision that has a lawncare company.
● If we are unable to receive any other quotes then PIRCA will maintain their
contract with Berry Landscaping.

COMPLIANCE
● Mrs. Carrington has taken on the role of issuing letters to homeowners that are in
violation of the covenants/bylaws. Obvious violations will automatically be issued
and others will be brought to the board for clarification.
● Mrs. Carrington will maintain a spreadsheet in order to keep track of violations
and Mr. Onik will assist her with tracking them.
COMMUNICATIONS
● The next newsletter will include information on how to submit violations.
ARC
● No business to discuss.
OLD BUSINESS
● No business to discuss.
NEW BUSINESS
● The website is pending with updates and revisions.
● Discussion of review of bylaws has been tabled until the next meeting.
● Mr. Schuch submitted a 10-Year Plan for PIRCA. Board members were asked to
review it and discuss it at next month’s meeting.
OPEN FORUM
● Homeowner Bo DePaoli has asked if he is able to buy approximately 50 feet of
land behind his home. At this time he only has a side yard and would like to
extend the space behind his home to have a fenced area for his dog. He has
offered to hire a surveyor. The area behind him is currently unkept with fallen
trees.
● Further discussion with the full board will need to take place before a decision is
made.
● Mr. Yachinich is a new homeowner in the subdivision and was inquiring about the
process of replacing a fence on his property.
ADJOURN
● Mrs. Blair made a motion to adjourn the meeting and Mrs. Carrington seconded
the motion. The motion passed unanimously. The meeting adjourned at 7:41pm.
● The next monthly meeting is February 16, 2026- 7:00pm at Rosat’s.
