PINE ISLAND RIDGE COMMUNITY ASSOCIATION

MONTHLY BOARD MEETING
FEBRUARY 16, 2026

ATTENDANCE: Yolla Blair, Shaun Taber, Bryan Schuch and Jim Onik.
NO TOWN VISITORS
HOMEOWNER: Bo Depaoli
MONTHLY MINUTES FROM JANUARY 19, 2026
● Mr. Schuch made a motion to accept the minutes and Mr. Onik seconded the
motion. The motion passed unanimously.
TREASURER’S REPORT FOR FEBRUARY 2026
● The following bills have been paid: NIPSCO $699.28 and Google $8.40.
● Austgen, Kuiper collected $1446.22.
● 67% of assessments have been collected and late notices will be mailed out next
week.
● Mrs. Blair made a motion to accept the treasurer’s report and Mr. Schuch
seconded the motion. The motion passed unanimously.
PONDS
● No business to discuss.
COMMON AREAS AND LANDSCAPING
● We are still waiting to receive an estimate for lawn care from Josh’s Landscaping.
Beary Landscaping provided a bid with no change in cost and includes spring
clean up and killing weeds in the playgrounds. Mr. Onik did not receive a
response from a local landscaping company in our subdivision.
● The board will attempt to receive quotes on applying rubber or wood mulch in the
playgrounds, additional pea gravel and repair wood barrier in the south
playground.
● Mr. Schuch made a motion to approve the contract with Beary Landscaping
through email by February 20th if we do not hear back from Josh’s Landscaping.
Mr. Onik seconded the motion and the motion passed unanimously.

COMPLIANCE
● Warning notices will be sent out through regular mail and any notices with a fine
will be sent through certified mail. Mrs. Kelly Carrington will be notified of this
change.
COMMUNICATIONS
● No new business.
ARC
● No new business.
OLD BUSINESS
● Need to check on updates and revisions on the website.
NEW BUSINESS
● Mr. Onik made a motion to proceed with the possible sale of parcel of land
behind 4868 W. 84th Ct. and Mr. Taber seconded the motion. The motion passed
unanimously.
● Mr. Schuch made a motion to send out mailings and email homeowners notifying
them of possible sale of parcel of land behind 4868 W. 84th Ct., with a special
meeting being held at the monthly board meeting on March 16th. Mr. Onik
seconded the motion and the motion passed unanimously.
● Thomas Wolfe has offered his resignation from the board. We thank him for the
effort and time he provided.
ADJOURN
● Mr. Schuch made a motion to adjourn and Mrs. Blair seconded the motion. The
motion passed unanimously. Meeting adjourned at 7:43pm
● The next monthly meeting is March 16, 2026- 7:00pm at Rosati’s.
