PINE ISLAND RIDGE COMMUNITY ASSOCIATION
MONTHLY BOARD MEETING
AUGUST 15, 2022

ATTENDANCE: Yolla Blair, Bob Smith, Jim Onik, Joshua Lawrence and Eric Waligora.

TOWN VISITOR: Town Councilman Caleb Johnson

MONTHLY MINUTES FROM JULY 18, 2022
Mr. Waligora made a motion to accept the minutes and Mr. Smith seconded the motion. Motion passed unanimously.

TREASURER’S REPORT FOR AUGUST 2022
The following bills have been paid: NIPSCO $800.00, Google $6.00 and Season’s $3,142.00. There is an outstanding bill from Wilson Property Management that will be taken care of by Mr. Onik.
An additional $400.00 has been collected.
There are 23 unpaid assessments.
The proposed 2023 budget was presented to the board and includes increase in utilities, beautification/tree replacement and maintenance reserve. Annual assessments will be $125.00.
The lawn care budget may have to be increased. Mr. Waligora is in the process of receiving 3 proposals from other lawn care services.
Mrs. Blair made a motion to accept the treasurer’s report and Mr. Waligora seconded the motion. Motion passed unanimously.

COMMON AREAS AND LANDSCAPING
Mr. Onik repaired the lighting by the signage at Twin Lakes pond.
Mr. Onik asked the board to consider placing rubber mulch by the flower beds. He stated that it was economically feasible instead of placing natural mulch. Mr. Waligora and Mrs. Blair prefer to use the natural mulch in the flower beds. Mr. Lawrence stated that he did not have an opinion at this time and would want to acquire more information on possible effects of rubber mulch on flowers/plants.
Mr. Onik made a motion to place rubber mulching in the flower beds and there was no second motion.
Mr. Waligora stated that he would like for the natural edging on the flower beds to be re-done.
Mr. Lawrence tried contacting Season’s to complain about the weeds in the playground areas but has not heard back from them. This has been an ongoing issue over the years.
There was a large hornet’s nest found by a tree that was removed in the north common area. The board will look into how to safely remove it.

PONDS
Mr. Lawrence sent a videotape of the fountains when the lights were on and noted that they were not all functioning. The lights for the fountain in Twin lakes pond is not under warranty but the one in Tree Branch pond is still under warranty.
Mr. Lawrence made a motion to follow up with the company with regards to the nonfunctioning lights and be there to visually inspect the fountains when they are removed. Mr. Waligora seconded the motion and motion passed unanimously.

COMPLIANCE
There have been complaints from homeowners with regards to excessive noise in the area. Mr. Lawrence believes that the area where the noise is happening has improved and requested that the homeowner bring in evidence.
Mr. Lawrence will contact Code Enforcement Officer DeCero about the upkeep of abandoned homes.

COMMUNICATION
The newsletter with the proposed budget will be emailed/mailed out next month.

OPEN FORUM
Councilman Johnson reported that the corner of Burr St. and 91st is being reconfigured so that it ends in a 90 degree angle.
Town of St. John is widening 91st St. and hopefully town of Schererville will follow in doing the same.

ADJOURN
Mr. Waligora made a motion to adjourn and Mr. Smith seconded the motion. Motion passed unanimously.
The next monthly board meeting is September 19, 2022- 7:00pm at Rosati’s.
