PINE ISLAND RIDGE COMMUNITY ASSSOCIATION

MONTHLY BOARD MEETING
MAY 15, 2023

ATTENDANCE: Jim Onik, Yolla Blair, Eric Waligora, Bob Smith and Josh Lawrence.
TOWN VISITOR: Town Councilman Caleb Johnson
MONTHLY BOARD MINUTES FROM APRIL 17, 2023
 Mr. Smith made a motion to accept the minutes and Mr. Onik seconded the motion.
Motion passed unanimously.
TREASURER’S REPORT FOR MAY 2023
 The following bills have been paid: NIPSCO $622.64, Google $6.00, Flanagin’s $120.13
(newsletter), Amazon $259.19 (Mr. Onik purchased tennis net), Redwood Landscape
$4,728.93 and Forever Green $739.66 (weed control).
 93.32% of assessments have been collected (503 homes). 144 paid through Cheddar Up.
 Mrs. Blair made a motion to accept the treasurer’s report and Mr. Waligora seconded the
motion. Motion passed unanimously.
PONDS
 Mr. Lawrence spoke with representative from Aqua Master with regards to the lighting
on the fountain at Twin Lakes pond. Jim Donahue and the representative from Aqua
Master will meet to check on the lights.
 It has been noted that every time the power goes out then the timer at Twin lakes pond
needs to be reset.
 The timer for the fountain at Timber Leaf pond will be checked because it has been
continuously running from Sunday evening into Monday morning.
COMMON AREAS AND LANDSCAPING
 Mr. Onik will be putting on the new tennis net.
 So far Redwood has done a good job with the lawn maintenance.
COMPLIANCE
 During the spring walk around there were 3 homes with fences noted to be in disrepair.
Mr. Lawrence made a motion to send a certified letter to the homeowners asking them to

submit a plan for repair within 30days. Mr. Waligora seconded the motion and Mr. Onik
abstained. Motion passed.
 There are 2 residences in the common area and Mathews St. which have overgrown
grass. They will be given a 1 week notice and then our lawn care company will cut the
grass.
COMMUNICATIONS
 Our website is having an issue where it has rolled back to the old version. Mr. Lawrence
will contact tech support.
 Newsletters have been mailed out.
ARC
 There have been requests for fences and a gate.
OLD BUSINESS
 The spring walk around has been completed and the planned project for this year is
general upkeep of the commons areas.
NEW BUSINESS
 The list from the spring walk around was reviewed. Wilson Property Management gave
an estimate of 4.5 days at $2,170.00/day to complete the projects and $3,625.00 to
remove the dead willow tree in the creek in the north commons area. A second option is a
flat rate of $11,750.00 to complete projects in the commons areas. Mr. Waligora made a
motion to accept the bid and Mr. Smith seconded the motion. Motion passed
unanimously.
 Redwood has submitted a bid to reseed and mat the grass at Twin lakes pond, replace a
dead bush and sod the trench at Timber leaf pond. Eric made a motion to accept the bid
and Mr. Lawrence seconded the motion. Motion passed unanimously.
OPEN FORUM
 Councilman Johnson has emailed the Director of Public Works to clean up the islands off
of Rte. 30 and Pine Island Dr. per the board’s request.
 Councilman Johnson has emailed Code Enforcement Officer DeCero with regards to
overflowing garbage by the Hidden Creek apartments per the board’s request.
ADJOURN
 Mrs. Blair made a motion to adjourn and Mr. Lawrence seconded the motion. Motion
passed unanimously.

 The next monthly board meeting is June 19, 2023- 7:00pm at Rosati’s.
