PINE ISLAND RIDGE COMMUNITY ASSOCIATION
MONTHLY BOARD MEETING
FEBRUARY 17, 2025
ATTENDANCE: Yolla Blair and Jim Onik.
Joshua Lawrence and Thomas Wolfe have given their proxy vote to Mr. Onik.
VISITORS: Town Councilman Caleb Johnson and Shynesia Wofford of Mitch Estates Property Management.
Board Minutes from January 20, 2025
- Mr. Onik made a motion to accept the minutes, and Mrs. Blair seconded the motion. The motion passed unanimously.
TREASURER’S REPORT, FEBRUARY 2025
- The following bills have been paid: NIPSCO $139.08, Google $7.20, Aquatic Weed Control $1,685.25 (first half payment), Mitch Estates Property Management $100.00 (onboarding fee) and Karen Robbins $250.00 (2024 tax returns preparation).
- Austgen and Kuiper have collected $530.40 in past-due assessments.
- Mrs. Blair made a motion to accept the treasurer’s report, and Mr. Onik seconded the motion. The motion passed unanimously.

- No business to discuss.
COMMON AREAS AND LANDSCAPING
- No business to discuss.
ARC
- No business to discuss.
COMMUNICATIONS
- A fine schedule is to be posted soon.
OLD BUSINESS
- No business to discuss.
NEW BUSINESS
- Shynesia Wofford requested a list of the homeowners so that she may send a welcome letter and outline of a list of expectations. Violations will initially be brought to the attention of the board, and the property management company will be responsible for sending notices.
- Mitch Estates Property Management will collaborate with the Code Enforcement Officers perform inspections twice a month on Saturdays.
- They will tentatively begin on March 1st.
ADJOURN
- Mr. Onik made a motion to adjourn the meeting, and Mrs. Blair seconded the motion. The motion passed unanimously. The meeting adjourned at 7:29 pm.
- The next monthly meeting is March 17, 2025, at 7:00 pm at Rosati’s.
OPEN DISCUSSION
- Councilman Johnson reported that a Family Express may be put in place of the vacated Von Tobel building.
