PINE ISLAND RIDGE COMMUNITY ASSOCIATION
MONTHLY BOARD MEETING
AUGUST 18, 2025
ATTENDANCE: Yolla Blair, Joshua Lawrence, Shawn Taber, Tom Wolfe,
and Jim Onik.
HOMEOWNER: Bryan Schuch
NO TOWN VISITORS
MONTHLY MINUTES FROM JULY 21, 2025
● Mr. Wolfe made a motion to accept the minutes and Mr. Onik
seconded the motion. The motion passed unanimously.
TREASURER’S REPORT FOR AUGUST 2025
● The following bills have been paid: NIPSCO $1,024.13, Google
$8.08, Austgen,Kuiper $175.00, Cincinnati Insurance $25.00 (late
fee), Beary Landscape $3,487.50 (July), Jones Lake Management
$582.68 (stocking ponds to be completed Oct./Nov.). Beary
Landscape submitted an invoice total of $3,487.50 for August and
that will be paid at the end of this month.
● Mrs. Blair made a motion to accept the treasurer’s report and
Mr. Lawrence seconded the motion. The motion passed unanimously.
PONDS
● Weed control in the riprap surrounding Twin Lakes pond needs to be
addressed.
● Aquatic Weed control is addressing algae control at Twin Lakes pond.
COMMON AREAS AND LANDSCAPING
● Councilman Johnson may have information on the availability of
playground equipment.
● Mr. Taber expressed interest again in leading the task of placing mats
under the swings and at the slides. A concern is if individuals attempt
to move or steal the mats which may not be likely because they are
heavy. Approval has been given to purchase the items and place
them in the spring.
● New panels for playground edging need to be purchased and the
boundary reconfigured. It has been expanding each time the panels
need to be straightened.
● Mr. Onik stated he would attempt to repair the damaged bench in the
south common area playground.
COMPLIANCE
● Solar panels have been approved for a home in the subdivision.
● The boat issue on Durbin Ln has been resolved.
● Police were contacted because of fireworks being set off at 2am.
COMMUNICATION
● The editing link for the website is not working and Mr. Lawrence has
been in communication with a representative from GoDaddy.
● The website can be viewed by the board members.
ARC
● No business to discuss.
OLD BUSINESS
● 1st American Property Management wants access to PIRCA’s bank
accounts prior to starting. Board members have expressed that they
want the association to retain control over approval and payment of
bills. Mr. Taber suggested allowing them to be a viewable user
instead of allowing them access.
● Mr. Lawrence will contact the representative to discuss the board’s
concern.
● Mr. Lawrence has asked Mr. Onik to provide 1st American Property
Management with our bank statements and Profit & Loss Statement.
NEW BUSINESS
● The fall newsletter needs to be prepared with the proxy vote included.
● The budget will be reviewed after the Sept. 15th meeting.
● Mr. Lawrence made a motion to accept Bryan Schuch as a board
member and Mr. Taber seconded the motion. The motion passed
unanimously.
● Mr. Schuch has experience with writing government grants and states
he will look into whether PIRCA qualifies for any grants.
● Mr. Schuch inquired about having a fountain at Tree Branch pond. It
is a possibility that will be looked into.
ADJOURN
● Mrs. Blair made a motion to adjourn and Mr. Onik seconded the
motion. The motion passed unanimously. The meeting adjourned at
7:49pm.
● The next monthly board meeting is September 15, 2025- 7:00pm at
Rosati’s.
